Benessere.  It’s a word you hear a lot in Italy.  It gently rolls off the tongue and its gentle sound instantly captures its meaning.  In English, it translates to “well-being”.  Isn’t that what you’re looking for in your Marche home, a place where you can live well and be well?  There’s so much here to contribute to your sense of well-being.  Let’s start that list with a recently restored 4-bedroom farmhouse with a cottage and a pool, some interesting “Green Tech”, and, one of the best chicken coops we’ve seen!  This is the rare Marche property where the owners give US the property name, and you guessed it, we call it Casa Benessere!

Casa Benessere does what its name implies.  It gives a sense of well-being to all who have the pleasure to know it.  It’s a restored farmhouse of around 200 sqm. (plus an attic space).  There are 4 bedrooms and 3 bathrooms in the main house and 1 of each in the fully restored cottage.  It sits on a 7.2 hectare plot that includes fruit trees and 35 olive trees.  From the buildings, the pool area and most of the plot, you have a straight-on view of the classic hill-town of Ripe San Ginesio, with peripheral views of rolling hills and distant mountains.

There’s nothing so good for your well-being in Italy as a house restored to the latest seismic building codes for earthquake resistance.  Casa Benessere, as the name suggests, delivers exactly that.  Both the house and cottage underwent restoration works to those exacting standards with works completed in 2018.  This is a very important value-add to consider when you’re house hunting.  Houses with the most recent anti-seismic works are prized, as you would imagine.

The notion of being well and living well starts with your arrival at Casa Benessere.  Immediately, you feel as though the property is welcoming you.  The house, the cottage, the utility building, the pool and the plot and the views.  The whole package speaks to you.

Let’s start with Casa Benessere, the main house.  The exterior is a traditionally colored rendered plaster, with some stone and brick accents.  The double glazed windows have shutters and insect screens.  You immediately notice to the left side of the house that there’s an attached garage, a rarity in Le Marche!  As you head inside Casa Benessere exudes a certain warmth and down-to-earth vibe that welcomes you.  In fact, something we really like about this house is that it feels like you’ve entered an old house, comfortably lived in, while keeping in mind that its restoration works were finished in 2018.  Some of this feeling of well-being comes from the subdued colors and some of it comes from the many rustic touches both maintained and enhanced in the restoration.  These include vaulted ceilings, old lintels, wall niches, exposed stone walls and pieces of furniture made by local artisans from old recovered items, such as the old feeding troughs found at the original farmhouse.  On the ground floor there’s a big open plan living room/lounge with dining room and kitchen.  All the kitchen cabinetry was made by a local carpenter.  This space has one of its main walls done in exposed stone.  The space also boasts 2 double French doors that let in the natural light.  It’s a big, clean, neat open space.  Just off this area is an intimate sitting room, also with some exposed stone walls, that once served as the cantina in the original farmhouse.  Further on, there’s a big utility room (a boot room) and a full bathroom with shower.  There’s also some storage under the staircase.

Heading upstairs Casa Benessere has 4 bedrooms and 2 bathrooms.  One of the bedrooms has a bathroom ensuite, while the other bedrooms share a big family bathroom.  Regarding the bathrooms, the fittings and fixtures are high quality, and, there are a number of rustic/contemporary touches you’ll see when you watch our YouTube video of the house.  Heading up to the 2nd floor, you arrive at a big attic space for storage.

Heading outside at Casa Benessere you’ll fall in love with the cottage.  Fully restored in 2018 the 45 sqm. cottage has a stone exterior and is a completely stand-alone, self-catering unit.  There’s a sitting area with kitchen, a well-appointed bathroom and a bedroom.  It’s heated and has air conditioning, as well as beamed ceilings.  It’s perfect for two people, all year round.  In fact, the owners have built a terrific AirBNB business at the cottage, catering to an underserved segment of renters – singles and couples.  Just beyond the cottage is another stone building, this being the 30 sqm. utility building, also recently built.  This is the perfect garden shed (with power on site) and serves as part of the chicken coop!

The plot at Casa Benessere will do a lot for your sense of well-being.  It’s a private, peaceful, quiet, plot with areas of sun and areas of shade.  Coming in around 7.2 hectares it’s a lot of land, but it’s absolutely manageable as some of it is close-in garden, some is pool and terrazzo space and a big part is woodland and fields.  Note that there are 35 olive trees on the plot as well as trees that produce apples, peaches, figs, plumbs and walnuts.

Touring around the plot we arrive poolside.  The pool, with ample surround, is in excellent condition.  The terraces at and just above the pool are designed for living well.  There are lots of exterior spaces at Casa Benessere for sitting, eating, having a drink, reading a book, or for doing nothing – la dolce far niente – as they say here – “the sweetness of doing nothing”.

Turning our attention to some practicalities at Casa Benessere, the house has a lots of features that contribute to your sense of well-being…there’s a lot the highly desirable “GREEN TECH” you don’t find in the majority of houses on the market – there are photovolt panels producing electricity in a system that includes an inverter and storage batteries.  Excess production goes into the grid and pays back the owner for what the house doesn’t consume.  Imagine having a holiday home that pays YOU?!  Near the garage is an electric vehicle charging station.  There’s a big wood-burner, too, that assists with heating and hot water.  The system is a dual system, in fact, using a new generation heat pump when you’re not using wood (summer, for instance).  The heat pump is powered, mostly, by the electrical production of the photovolts!  Most of the main living areas are served by underfloor heating, while the rest of the house and cottage are served by radiators.  All the plumbing and electrical systems are new.  The house has hardwood internal doors…double-glazed windows and doors, with insect screens and shutters…multiple outdoor water faucets…and a high speed internet connection is available.

A big part of your sense of well-being at your Marche home comes from where it’s located.  Casa Benessere is one of the better located houses on our site.  On a macro level it’s in a very central position in the central province of Le Marche.  On a micro level it’s in an idyllic, peaceful and private location.  The big bonus in terms of location is Casa Benessere’s proximity to hill-town Ripe San Ginesio.  Ripe” as it’s known locally (pronounced “REE-PAY”) is a town blessed with a very progressive mayor and town council.  The town is considered amongst the most evolved and progressive in the area, a town that marries its notable past with its optimistic view of its future.  The town has encouraged artists and craftspeople to settle in the town.  “Ripe” boasts a sculpture garden, an artisan jewelry designer and other artists.  Its intimate piazza is anchored by the art-deco bar.  There’s also a highly regarded restaurant in the centro storico.  The town is part of a new initiative for eBike touring, with a multi-town paved eBike lane and charging stations.  “Ripe” also hosts an annual event called “Borgo Futuro” (small town of the future) which brings together experts on sustainability, married with some old-fashioned food and drink!  It’s exactly the kind of civic vibe that promotes a real sense of well-being.

Another great benefit of Casa Benessere is its proximity to lots of other hill-towns.  The closest are Colmurano, San Ginesio, Urbisaglia and Loro Piceno, all with their own things to see, sample and sip.  The Fiastra Abbey nature reserve is close-by, a terrific place for convening with nature.  Also close-by are the city of Tolentino, the provincial capital of Macerata and the SS77 Superstrada.  The SS77 gets you to the coast in 30 minutes and Umbria in around 45-50.  The Sibillini Mountains, the Parco Nazionale dei Monti Sibillini, are just 35 minutes from Casa Benessere.  The Ancona (1 hour), Perugia (1H15M) and Pescara (1H30M) airports give you lots of options for arriving at Casa Benessere.

Finally, with all this talk of well-being, who doesn’t feel good about getting good value for the money?   You get that at Casa Benessere – its extremely reasonable asking price in the context of what it delivers.  You get a LOT, without having to spend a lot.  You could not, at today’s build prices, buy a ruin in a position like this, restore it and include a pool, an olive grove, a cottage, a garage and all the rest for anything close to the price at which you can have all of this, and more, right now at Casa Benessere.
