It’s as much a pleasure to enjoy the people and the places that make Le Marche such a desirable destination as it is to sit by your pool, contemplating the views, eating figs fresh from the tree and planning tonight’s apertivo and dinner. We’ve found a warm, welcoming house, walking distance to Massa Fermana, known for exactly the sort of pleasure we’ve described…we call this Marche property CASA PIACERE.
Che piacere! What a pleasure! No matter the language, it’s a pleasure to own your own home in Le Marche. Casa Piacere is the perfect entry point for enjoying such a pleasure now and at a price that fits most budgets. It’s a restored farmhouse – simple, unpretentious, and welcoming – with lots of desirable features, including mature olive trees, an impressive pool and the fact that you can walk to town! The house itself is around 189 sqm., with 4 bedrooms and 3 bathrooms. It’s “right-sized” so you’ll have the pleasure of not having to maintain, heat or clean a massive house while still being able to host a bunch of friends and family. There’s also a 23 sqm. garage with a pizza oven built into it’s exterior wall! The pool at Casa Piacere is a real pleasure as it’s quite big at 12m x 6m and very nicely situated and designed. The multiple outdoor living spaces are impressive, too.

You arrive at Casa Piacere down a quiet municipal road that runs alongside the plot. Access is super-easy. We mention, again, that you can walk right up this road and be in the town of Massa Fermana. Everybody wants to the pleasure of “walk to town”, but few houses can deliver that feature together with privacy and peace and quiet. It’s our pleasure to tell you that at Casa Piacere you get it all! From the road you turn into the private drive and in 10m your “journey” is over. What a pleasure it is to not have to spend lots of money maintaining a long private road. Exiting the car you immediately appreciate the peaceful, quiet location.
Casa Piacere’s exterior is rendered in a tasteful terracotta-color plaster. Entering the house you are immediately struck by the natural light and window openings – there are 6, in fact, in just the lounge and dining area. There is access through these to the pool area, the loggia and the pergola! While a simple and unpretentious house, Casa Piacere has lots of rustic and original touches that are a daily source of pleasure, from various arches in the interior rooms, to the cotto-style floor tiles with ceramic accents. Also on the ground floor is the country kitchen. What a pleasure it is to prepare meals on the oversized stovetop, a real “cook’s cooker” as they say. The countertops are done in granite and the dishwasher is from Bosch. There’s a big side-by-side fridge/freezer. Just outside the kitchen is a small pergola, ideal for an early morning cappuccino. Just off the kitchen is a big laundry and utility space with washer and dryer. This space is very useful for when the house is full of guests, but it also renders Casa Piacere ideal for year-round living. Continuing past the laundry/utility area there’s a bathroom with a shower. This entire corner of the house is a very useful setup for a ground floor, for tossing bathing suits and gardening clothes right into the laundry, jumping into the shower and not tracking dirt or water through the rest of the house.
Heading upstairs at Casa Piacere you arrive at a landing that provides access to 3 guest bedrooms, one of which is quite large, a family bathroom, plus a master bedroom with an ensuite bathroom. Together with the ground floor bathroom, Casa Piacere has 4 bedrooms and 3 bathrooms…the perfect size for a holiday home, a rental property or a full-time residence. Note that the bathroom fittings and fixtures are of excellent quality and the master bathroom includes a big, walk-in shower stall with massage jets. Also from this floor there is access to attic (storage space, not habitable) via a pull-down staircase.
Some practical considerations at Casa Piacere are these – the house functions on mains water and electricity…all the windows and doors are double-glazed. There is underfloor heating on the ground floor and radiator heat on the upper floor, all gas-fed. A high speed internet connection is available at the house.
It’s now our pleasure to head outside at Casa Piacere. The property is expertly designed for outdoor living. First, you’re struck by the “profumo”, the scents of lilacs and other fragrant plants. Then, there are all sorts of places to rest, relax and enjoy a meal, a drink or a cappuccino. There are two pergolas, one off the kitchen and one off the living room/lounge. There’s a sunny terrace adjacent to the second pergola. There’s a shaded loggia off the west-facing side of the house and next to the garage building with the pizza oven there’s a terradce with a BBQ area and shaded table and chairs. There are perfectly placed benches in different spots on the plot, our favorite being the one under an olive tree. This means Casa Piacere has multiple outdoor spaces for enjoying the pleasure of a good meal al-fresco, a sunset aperitivo or an afternoon pennichella (nap/kip)! You can also choose where to situate yourself to take as much or as little sun as you’d like.
Casa Piacere’s plot is an ample 8,320 sqm. It’s private, but not isolated, and its tranquility is a true pleasure. The upper section is fenced – ideal for cherished smaller family members, be they 2- or 4-legged! There are cypress trees, mature olive trees, a big fig tree, cherry trees, a mulberry tree and all sorts of plantings, including some impressive agave plants. The flower pots at the house have a dedicated irrigation system. Having a bunch of mature olive trees is a real bonus with a property in this budget range…imagine the unique pleasure of harvesting your olives and enjoying your own extra virgin olive oil!
There’s a proper lawn space off the southern side of the house. In fact, the owners actually hosted an unforgettable family wedding on this lawn! It’s crossed by a wide pathway with decorative lighting that takes you to the impressive pool. It’s 12m x 6m and is quite a sight to behold. The “Scala Romana” to enter the pool is a luxurious touch. The surround is quite big and there’s a covered veranda poolside. There’s an outdoor shower. This entire area has excellent, full-day sun cover and the big, beautiful mimosa tree provides natural shade.
From the plot the views are classic and quite pleasant. There’s an excellent view of Massa Fermana, the town you can walk to in just a few minutes and whose bells will add to the pleasure of being at your home in Italy. The views are of rolling hills, sunflower fields and hilltop towns. The feeling is one of being immersed in nature in the Italian countryside. While the owners have immensely enjoyed the pleasure of being immersed in this setting, so too have their rental guests. Casa Piacere has an excellent rental history, something you may wish to consider under your ownership.
Casa Piacere is walking distance to Massa Fermana, a Marche hill-town that punches above its weight, from a contemporary as well as historical perspective. It is unusually rich in art for a small town. The town possesses one of the earliest known works in the Marche region by the Renaissance painter Carlo Crivelli, housed in the town’s gallery. Massa has a noteworthy claim to national history – in 1946, Ada Natali became mayor and is recognized as the first female mayor in post-war Italy! The centro storico itself has classic narrow medieval streets, sections of defensive walls and the Brunforte Castle. There’s a strong hat-making and artisan heritage – the town has a small hat museum documenting the old craft traditions and machinery. Massa and nearby towns such as Montappone are still strongly associated with luxury-brand hat production. Massa is ideally situated – roughly 30 km from both the Adriatic coast and the Sibillini mountains. All manner of shopping and services are present, as well as great places to eat. Major commercial areas are also close by, including luxury outlets. You can arrive via key regional & major airports including Ancona (1 hour), Perugia and Pescara (each 1.5 hours), Rome (2.5 hours) and Bologna (3 hours).
Finally, everyone loves the pleasure of getting a good deal. Casa Piacere is exactly that – a good deal. It’s an honest house with lots of features and it’s fairly priced. So, between all the sensory pleasures we’ve described that await you at Casa Piacere, not breaking your budget will be a very practical one!
