It’s the joy of rewarding yourself with some much-deserved “Dolce Vita” while sharing it with family and friends. It’s as much a joy to experience the people and places that make Le Marche such a desirable destination as it is to sit by your pool, enjoying the views and contemplating the olive harvest. We present a property that’s sure to bring you joy – centrally located, perfectly appointed and maintained, with a pool, olive grove and vineyard, new kitchen, great rental history and lots of other features, like air conditioning and a loggia! Casa Gioia has an old brick façade with stone accents. The two-story house comes in at around 234 sqm., with 4 bedrooms and 4 bathrooms (plus the pool house bathroom), and can easily accommodate up to 10 people. Inside, the house has an open design and is in excellent condition. Outside, the big plot has an impressive 9m x 4m pool with a big tiled surround, a loggia, Italian-Made BBQ unit, over 80 olive trees and 100+ grape vines. The owners have an arrangement with the farmer/neighbor to assist in managing the olives and vines.
Access is super-easy. Casa Gioia sits alongside a quiet country road, maintained by the municipality. What a joy it is not to spend lots of money maintaining a long private road. Exit the car from either of the two parking areas and you immediately appreciate the peaceful, private location.
Entering the house, you’re immediately impressed by the open-plan layout, which maximizes natural light through multiple door and window openings – there are 5, in fact, just in the kitchen and dining area. This space opens onto the loggia and pool area.
While the house has a clean, bright, contemporary feel, Casa Gioia has lots of rustic and original touches that are a joy to behold, from the cotto-style floor tiles to the ceiling beams and pianella tiles. The ground floor is open and flowing. It’s a very social space.
A new, custom-fitted kitchen was installed a couple of years ago. What a joy it is to prepare meals on the oversized stovetop, a real “cook’s cooker,” as they say. The same goes for the spacious countertops, soft-close cabinetry and quality appliances.
Just off the kitchen is a very big utility space, useful when the house is full of guests, but also making Casa Gioia ideal for year-round living. Also on this floor is a cozy lounge area with double-aspect windows, a bathroom/laundry room with shower and there’s a sizable storage space under the stairs.
You head upstairs at Casa Gioia and arrive at a proper landing. The same beams and cotto tiles are reprised here. From the landing you access the 4 bedrooms, all nicely sized and super-comfortable. Two bedrooms have ensuite bathrooms. The other two share a well-appointed family bathroom. One bedroom has a small terrace space, courtesy of a nice architectural touch. Old Marche farmhouses had an external staircase separating people and farm animals. The restoration at Casa Gioia replicated this external staircase, and it’s yours to enjoy.
For maximum comfort, EACH bedroom has air conditioning and a ceiling fan. A/C is a rarity at most houses, and at Casa Gioia every bedroom has it, ensuring a joyful night’s sleep even during the hottest days of summer.
Some practical considerations at Casa Gioia are radiator heat, in-ground gas tank, double-glazed windows and doors, insect screens, mains water and power, hardwood doors, and Wi-Fi routers throughout the house and grounds, ensuring high-speed internet connectivity inside and out.
The joys of Casa Gioia extend to the grounds and views. There are multiple spots on the plot for enjoying outdoor living. There’s the impressive 4-column loggia with large dining table, custom-built BBQ and big tiled terrace. There’s a separate sitting area with lounge chairs near the old stone water well. The pool surround is very comfortable, while the seating area under the pool-building awning is perfect for your Instagram photos! The pool building is very useful at around 20 sqm.. Aside from its covered awning space, there’s a storage room, toilet/sink (WC) and outdoor shower with hot water and travertine tiles.
The plot at Casa Gioia is big, comprising several parcels totaling 30,950 sqm. (3.1 hectares, 7+ acres). The plot has full-day sun coverage. The land directly around the house and pool is flat, forming a classic lawn space, while stone walls create terraces at the lawn perimeter.
Not only will you experience the joy of home ownership in Italy, but also the joy of having your own olive grove of over 80 trees, from which you can produce your own extra virgin olive oil. There’s also the vineyard with 100+ grape vines. Olives AND grapes are very hard to find in tandem, even at properties costing hundreds of thousands of Euros more.
The views from the plot are outstanding. To one side are rolling hills and valleys, replete with summer sunflowers, with the provincial capital of Macerata and the hill-top town of Colmurano visible on their respective hilltops. To the other side are views of the majestic Sibillini Mountains.
The endless white roads in the vicinity are ideal for taking long, peaceful walks from the house. A new provincial walking initiative – The Anello Val di Fiastra – is literally right around the corner and has numerous countryside walking itineraries to enjoy. Casa Gioia has bicycle storage facilities and bicycle racks, as the house is part of the Marche Bike Life network of accredited rental properties for groups of cyclists. Note, again, that the property has enjoyed an excellent rental history, highly rated and with lots of repeat clients.
Casa Gioia is close to lots of classic hill-towns. The closest are Colmurano, San Ginesio, Urbisaglia and Loro Piceno, all with their own things to see, sample and sip. The Fiastra Abbey nature reserve is close by, a terrific place for walks, horseback riding and picnics. Also nearby are the city of Tolentino, the provincial capital of Macerata and the SS77 Superstrada. The SS77 gets you to the coast in 30 minutes and Umbria in around 50 minutes.
The Sibillini Mountains, the Parco Nazionale dei Monti Sibillini, are just 35 minutes from Casa Gioia. The Ancona (1 hour), Perugia (1h15m) and Pescara (1h30m) airports give you lots of options for arriving at Casa Gioia.
At Casa Gioia, the joy extends even to the price of the property! Everyone basks in the joy of getting a good deal. Casa Gioia is exactly that – excellent value for the money. It’s a complete property with lots of features, and it’s reasonably priced. So, among all the sensory joys we’ve described, not breaking your budget will be a very practical one!
It has been a joy to present you with Casa Gioia. What a joy it will be to make it yours.
