Townhouse Belvedere has just undergone a year-long series of extensive works that have significantly upgraded the building’s seismic properties and replaced all it’s key systems with new, modern ones, including plumbing, heating, electrical and windows and doors. Essentially, the inside of the building is “new” and it structural components have all been renovated. Note that the entirety of this work has been completed according to the latest building regulations and all authorizations and certifications are in place. This means that you have the peace-of-mind that you own a very reliable building and you move forward knowing that with the new interior and the new systems you won’t be spending money on upgrading old infrastructure.
Let’s start with how the building is organized and how it’s very flexible, allowing it to satisfy any number of needs. You could use Townhouse Belvedere has one big private residence. You could co-invest with a friend, family member or business associate and each of you would have a private apartment. You could decide to run an in-town rental business and live on one floor while guests have private access to their apartments. Let’s explain how this could work.
Townhouse Belvedere has four floors. There are 3 are living floors totaling 268 sqm. and a cantina space under the building. You enter Townhouse Belvedere through a big, double panel traditional entry door with a wrought iron arch at the top. You head up a few stairs and open the door to the first living space. It’s a loft of around 57 sqm.. The owner is confirming the planning status to see if it can be rented or if it’s for private use only. It’s a very pleasant space with cotto tiles and original beams. The oversized south-facing window opens to a spectacular view. There’s a free standing staircase that leads to the section of the loft where a bed could be placed. Below that is a single open space for sitting/dining/kitchen. There is a bathroom on this floor. Keep in mind that you could this loft in any number of ways. It would be a great office, allowing you to work from home in a quiet space, separate from the rest of the residence. It could also be the “owner’s space” if you decided to rent the apartments above. Or, just leave it as overflow space for friends and family.
Head up a flight of stairs and you come to the door for the 1st apartment. It has a lockable entry door and an entry bell. The apartment comes in around 103 sqm. and has big-format neutral color floor tiles and clean new beams. There’s a great view out the window. There’s an open space that’s the combined lounge and kitchen area – note that the kitchen space is fully plumbed and ready for a kitchen installation. There’s a dining area just before you open the door to the section of the apartment with the 2 bedrooms and bathroom. There is one large bedroom with two windows and a smaller bedroom with one window. In between there’s the well-appointed bathroom, again, all NEW.
Head up the final flight of stairs and you come to the entry door for the 2nd apartment. It, too, has a lockable entry door and an entry bell, as well as the same big-format neutral color floor tiles and clean new beams. This apartment is around 108 sqm. and has lots of space – to one side there’s a spacious lounge area and to the other is a big kitchen/dining area, with the kitchen area all plumbed and ready for installation. The first “wow factor” you notice is the two BIG, double-width glass doors on the south-facing side. The natural light is incredible. The next “wow factor” is the spectacular terrace accessed from either door. The views are breathtaking. They give the property its name, as this is truly a Belvedere, with many in San Ginesio saying it’s the best view in town. You have a full 180º view of the Sibillini Mountains, endless rolling hills, cultivated fields and numerous hill-top towns. There’s full-day sun, even in the winter so the townhouse is always bathed in natural light. As hard as it is to do, we turn you back from the views to the other side of this apartment. As with the 1st apartment, there is one large bedroom with two windows and a smaller bedroom with one window. In between there’s the well-appointed bathroom, and, on this floor there’s a sizable laundry and storage room.
We mention, also, that Townhouse Belvedere has a cantina section of around 140 sqm. that is the rough and rustic cellar of the building. This is simple storage space and is not habitable. It has access from the pedestrian lane behind the building.
Some practical considerations at Townhouse Belvedere are these – there’s radiator heat using the less costly municipal gas supply…there are two gas boilers…the windows and doors are new double-glazed. A high speed internet connection is easily available.
Townhouse Belvedere is excellent value for the money. It’s not only a big property in a town center. It’s not only that it’s all newly refurbished. It’s the fact that government funding of the restoration totaled over €500,000. So, you’re getting a building that just had €500,00 invested in it, all for the €199,000 (asking) price. That’s quite a deal.
Townhouse Belvedere is located in the centro storico the medieval town of San Ginesio. San Ginesio is a classic hill-town with amazing panoramic views, park spaces, a weekly market and an award winning gelato maker at the Bar Centrale. The town also has tennis and paddleball courts, as well as a big public pool – all ideal features to support a townhouse. It’s around 20 minutes to the SS77 Superstrada – so you (and your guests and friends) can reach the house quickly from at least 3 different airports. You’re at the beach in 40 minutes and in Umbria in 45 minutes. Head to the mountains of the Sibillini National Park in 20-25 minutes – a center of trekking, cycling, walking, hang-gliding and simple relaxing. There’s a close-by network of eBike itineraries. Close-by hill-towns include Colmurano, Urbisaglia, Sarnano, Loro Piceno, and others. The cities of Tolentino and Macerata are within 20-30 minutes of the house. There are vineyards, local food producers, lots of local festivals and dozens of great places to eat…all close to Townhouse Belvedere. This proximity to so many things makes this property just right not only for your personal enjoyment, but for rentals, too, as well as for year-round residency.
