Ok, so what’s the catch, you ask, knowing that our website and YouTube channel tell things as they are, with full transparency?  Casa Valore is a house that, if you’re willing to freshen things up or consider a few upgrades down the road, you’ll get hard-to-find value for the money and a great property for making your Marche dream come true.

Casa Valore has a clean, neat, rendered plaster exterior, so it’s not stone or old brick.  Its architecture, inside and outside, is more basic and simple than farmhouse-rustic.  Inside, too, it’s clean, neat and well-maintained, but for some of you it might need some freshening-up over time.  The plot is not that big but the tradeoff is great terrace spaces and big views instead of olive groves or grapevines and lots of land to maintain.  The best way to get a clear idea of the look and feel, inside and out, at Casa Valore is to watch the YouTube house tour video by clicking on the link below.

Let’s focus on the amazing value for the money that Casa Valore delivers, the very things that got us interested in presenting the property on our site and channels.

First, think of Casa Valore as a unique hybrid between an in-town house and a property in the countryside.  The house sits just outside the medieval wall of prized hill-town, Pollenza.  You can walk to the lively centro storico, with all manner of shopping, services and events, in 5 minutes.  Then, you return home to your stand-alone house and private plot…it’s the best of both worlds.

Next, Casa Valore is right-sized. It’s a manageable 180 sqm. arrayed over 2 floors.  In its current configuration you can choose to use it either as a “single solution,” a single home, or, as two apartments with separate entrances.  This latter option allows two family members or sets of friends to co-invest, with each having their own private space.  It also means you could live on one floor and rent the other. And, of course, when it’s just the two of you, you can enjoy single floor living.  There’s also a garage, a rarity at houses here.

The floor entered from street level has a living room, a lounge, a small kitchen, a bathroom and 2 bedrooms (expandable to 3 if your use the house as a single up/down house.  From the floor accessed from the large panoramic terrace and garage area, there’s quite a big, open space.  The large open-plan living and dining area is the feature here.  There’s also a big eat-in kitchen with Bosch appliances and a classic wood-fired oven for pizzas and roasted meats, fish and vegetables.  There’s a multi-use room here that could be used as a 3rd bedroom if desired. As with the other floor, there are 2 bedrooms and a bathroom.  So, Casa Valore has a total of 4-6 bedrooms and 2 bathrooms – plenty of room for friends and family.

Some practical notes at Casa Valore are these – gas-fed radiator heat and hot water, plus, solar panels on the roof that heat hot water and function in tandem with the gas boiler…there are double glazed windows, insect screens, mains water and power, 3 fireplaces (1 of which is a termo-camino which disperses heat into the large ground floor room) and a high speed internet connect is no issue at the house.

A big part of the value at Casa Valore is the outdoor space…there is one immense panoramic terrace and two smaller ones.  There’s also 70 sqm. of courtyard, where the owner has a thriving vegetable garden, a decorative olive tree and some outdoor seating.  Note that the entire property is fenced, meaning all family members of the 4-legged or 2-legged varieties are safe and sound while roaming free at the house.   From these outdoor spaces the best-in-class views are a thing to behold.  Houses costing hundreds of thousands of Euros more than Casa Valore don’t have views like this.  The panoramic and expansive views take in the vast Marche countryside as well as dozens of hill-top towns, the provincial capitals of Macerata and Fermo – a rare double in Le Marche, slices of the Adriatic Sea on clear days and the iconic coastal mountain, Monte Conero. We’ve been looking at views in Le Marche for 25 years and these views still get us excited!

The value of any property is strongly influenced by the locality in which it’s found.  That’s the case here at Casa Valore, where the excellent hill-town of Pollenza adds lots of value, and is just a 5 minute walk away.  Pollenza is the kind of place many people imagine when they dream of Italy—but few tourists ever find.  This beautifully preserved medieval hill town in the province of Macerata sits in the heart of the Marche region, surrounded by vineyards, olive groves, and sunflower fields.  From your doorstep, you can enjoy a morning coffee in the historic piazza, concerts in the Teatro Comunale, shopping at family-run food stores, and become part of a genuine Italian community rather than a tourist destination.  Great places to eat, from the traditional to a genuine Irish Pub and lots of local festivals make Pollenza a great base in Le Marche.  In fact, one of Pollenza’s greatest advantages is its central location.  You’re just 15 minutes from Macerata’s renowned open-air opera venue, the Sferisterio, around 30 minutes from the Adriatic coast at Civitanova Marche, well under an hour from the Sibillini Mountains for hiking, cycling, skiing, and breathtaking scenery and about an hour to Umbria.  Ancona Airport provides convenient connections to the rest of Europe, making weekend escapes surprisingly easy.

So, we’ve found you the house where you get the whole deal at a great deal…come enjoy all that you value, at Casa Valore!
