You feel it when you arrive. Our first time there, upon exiting the car we were met by birdsong, sunshine and a very gentle breeze, a calming start to our relationship with Casa Calma.

In fact, there’s a lot about this property that will make it your oasis of calm in ever more chaotic times. First, it’s “right-sized” at 126 sqm., a modest-sized house where you can escape for a calming quick break or a relaxing several months. This concept of “right-sized” is one our clients seem to be seeking more and more, evolving beyond the more imposing (and expensive) villas of a decade ago. The private plot, a serene and secluded position with no through road, immersed in nature, with soothing views, compliments the house. In addition, together with its very reasonable asking price, Casa Calma has a number of sustainability features, usually absent in houses in this price range, all of which adds up to a particular sense of calm when it comes to how much you’ll spend to buy and run the property!
Casa Calma was restored in 2005 and has been perfectly maintained since then. The exterior is a proper mix of old stone and bricks, beautifully worked by artisan masons and in keeping with traditional local architecture. They house has an interesting shape and is arrayed over 3 levels.
You enter Casa Calma via an arched entry door. There’s a light and bright feel to the living spaces. On the ground floor there’s a very bright living room with a wood burner and the well-appointed kitchen that has granite countertops. From this kitchen there’s instant access to a wonderful loggia. The columns of the loggia form a perfect picture frame of the calming views and offer the ideal outdoor dining space for a calming morning cappuccino or a lively dinner al-fresco with the extended family. Also on this floor is a WC and a very impressive technical room which supports the underfloor heating, solar panels, a 3kw photo-volt system, a Vaillant gas boiler with buffer storage and a water filtration system – sustainability features you’re not finding in houses at a similar price. The interiors are finished with neutral cream-colored floor tiles laid in a Romanesque pattern throughout.
Heading upstairs at Casa Calma the middle floor has what functions as the master bedroom, with a spacious bathroom with double sinks and a shower. There is built-in cabinetry in this bedroom. Head up to the 2nd floor and there’s a second bedroom with a WC. So, Casa Calma has 2 bedrooms, 2 WCs and the bigger main bathroom.
On a practical note, Casa Calma has double-glazed windows with insect screens, satellite TV, a Starlink internet connection, an 1800 liter LPG gas tank, a biological wastewater treatment system suitable for up to 10 people, as well as two water cisterns with a combined capacity of 15 cubic meters. A very important build characteristic of Casa Calma is the exterior walls construction, with a total thickness of 70 cm, they’re constructed of perforated insulating blocks (“breeze blocks”, rock wool insulation, a ventilated air cavity and natural stone – all of which adds up to superior energy performance and humidity resistance. Note, too, that the house may be sold partially furnished by separate agreement.
Heading outside at Casa Calma, the calming surroundings are abundantly clear. First, there’s a proper and expansive lawn space at the front of the house, all flat and inviting. Just near the main entry door 4 feature olive trees welcome you inside. There’s lots of high-end stone works and garden walls. At the rear of the house there’s an ancient archway left standing as an architectural feature, from a long-ago demolished building (more on that soon…). Most of the view from Casa Calma is of rolling hills, sunflower fields and hill-top towns Penna San Giovanni and Monte San Martino – classic views. From one side of the there’s an impressive view of the Sibillini Mountains.
The plot is big here. It’s 70,000 sqm. meters (7 hectares, 17 acres), most of which is either is wooded or fallow, meaning it’s a maintenance-free “peace and privacy buffer” for Casa Calma. It also means there’s an endless supply of firewood. There’s full sun coverage, lots of tree coverage, total privacy and any number of places to put a pool. It’s really an oasis of green, your calming refuge in the Marche countryside.
While this being nestled in nature might suggest Casa Calma is remote, that couldn’t be further from the truth. The closest town is Penna San Giovanni, at under 5 minutes from the house, a quiet little town with basic services and some very pleasant places to eat or have a cappuccino or prosecco. There’s also a well-known specialty food store there with local products and freshly prepared foods. Also nearby are elegant Servigliano, one of our favorite Marche towns, Sant’Angelo in Pontano, Falerone and others. Casa Calma is centrally located, around 45 minutes to the beach and 35 minutes to the heart of the Sibillini National Park, while being nearly equidistant from provincial capitals Macerata and Fermo.
Some additional particulars at Casa Calma include a gated entrance and a solidly built carport with three parking spaces, below which is an impressive three-room workshop and storage space. Additionally, the property includes a municipally registered ruin of approximately 300 sqm. (current regulations regarding rebuild status and planning particulars can be clarified with the municipal planning office). Included in the sale are stocks of approximately 15 cubic meters of Mattoni bricks and around 60 cubic meters of dressed natural stone recovered from the ruin, offering excellent potential for future projects.
