Famiglia.  It’s a very powerful word and even more important concept in Italy.  It’s what counts and it’s what you can count on.  It’s also a word that is at the base of a lot of Marche property searches, with people looking for just the right place to enjoy the company of family and friends, that house that’s the right size, in the right place with the right ambiance…that place where the family can get together, or back together, for years to come.  Just outside hill-top gem, San Ginesio, we’ve found just such a house.  And, of course, we call it Casa Famiglia.

Casa Famiglia is the perfect Marche base for your family, no matter how you define “family”.  It’s got everything the family needs – 5 bedrooms, a big kitchen, spacious living room, terrific pool, comforting loggia, big views and proximity to everything.  It’s set on a plot just 5 minutes from highly sought after San Ginesio.  It’s easy to get to.  There’s room aplenty so, despite being family, nobody is bumping into each other!  And, it’s ideal as both a holiday home and a full-time, year-round residence.

Casa Famiglia was restored about 5 years ago by a family, replete with three small children, that made Casa Famiglia their full-time home and saw them integrated with open arms into the local community.  A “can’t say no” work opportunity has had them relocate out of Europe, hence the house sale.  Their experience here is testament to the benefits of Casa Famiglia, the surrounding area and the warmth of the local people.

The 240 sqm main house has an all old brick exterior, meticulously repointed. The original brick house has been carefully restored and there are excellent materials, flooring and beams and lintels throughout.  The roof line was restored using the same decorative pattern as the original house. The effect is that Casa Famiglia makes a fine impression when you arrive at the plot – it’s what a proper family house in the Marche countryside should look like!  It’s also very important to note that at Casa Famiglia the things you DON’T see have been done with equal care…there’s underfloor heating…the foundations were restored to modern standards, major certified earthquake reinforcement work was also completed by the owners…a large drainage job was conducted behind the house to carry rainwater away from the house, and many other jobs of this sort to ensure a safe and comfortable home…the sort of home you’d want for your family!

Casa Famiglia has a spacious open-plan ground floor, a big eat-in kitchen (where, as families are wont to do, EVERYBODY hangs out!) with a mosaic tile countertop.  There’s a big living room, a laundry, bathroom and a separate larder/pantry.  A lovely touch on the ground floor is the arched doorways – two of them, double wide – one in the kitchen and the other in the living room.  These doors, with an assist from the southern exposure of Casa Famiglia, mean that the house is bathed in sunlight.  Both doors open to the terrific vine-covered pergola/loggia.

Moving upstairs at Casa Famiglia we have all the sleeping space a small army of friends and family might need!  The 1st floor has 3 bedrooms…a large master suite with shower and tub is joined by 2 spacious guest bedrooms what share a large family bathroom. On the 2nd floor there are 2 more bedrooms (for a total of 5) and a bathroom with shower.  All the windows are double glazed, with non-maintenance shutters and insect screens.

The views from Casa Famiglia will (perhaps, thankfully) render the family speechless!  These are great views.  First-rate panoramic views of the majestic Sibillini Mountains, rolling hills, the twin-towers of San Ginesio, fields of sunflowers, and more.   The views are a huge asset at Casa Famiglia.

The plot of 3,000 sqm. is level, simply landscaped and easy to maintain.  The 10mx5m pool, with Roman steps, is a terrific feature and at that size can accommodate all the family at once.  The pergola is a lovely outdoor feature, too, and is covered in grape vines.  There are fig trees on the plot as well as several majestic oak trees that provide welcome shade.  You’ll also enjoy the plum trees, the bay and physalis bushes and even the amazing wild asparagus you’ll find all over the plot.  Casa Famiglia sits off a very quiet country lane that passes the house to arrive at 2 other residences.  One of these is a low-key B&B that functions only for infrequent events and can provide for any family overflow if you fill-up the rooms at Casa Famiglia!  For those of you who like a neighbor, you’ve got one.  For those of you who don’t, his B&B is, 99% of the time, home to a quiet, private couple.

Casa Famiglia’s location is ideal.  Just 7-8 minutes up the road, is hill-top gem, San Ginesio, with its historic piazza, the gelateria, the theater, two parks, the public tennis courts and all the local shops!  San Ginesio is a quintessential Marche hill-town, replete with its share of lively festas, panoramic views, a classic bell tower, serpentine cobblestoned streets, public green spaces and an elegant restored theater.  San Ginesio has been named one of Italy’s “Borghi Piu’ Belli”, which is a coveted designation for Italy’s most beautiful hill towns, noted for culture, history, landscape and hospitality.  Such is the charm of the town that it was the subject of a recent feature by the national TV network, RAI.

In 15 or so minutes, heading in the opposite direction, you enter the city of Tolentino with all manner of services and shopping, including big shopping malls, the superstrada and typical artisan shops in the centro storico.  Restaurants are everywhere around Casa Famiglia.  Within 15 minutes of Casa Famiglia are the noted hill-towns of Caldarola, Gualdo, Colmurano, Belforte, Loro Piceno, Sant’Angelo and others.  Beaches are 35-40 minutes away, the border of Umbria is 40 minutes’ drive, the Sibillini National park is 25 minutes away and the Ancona airport is just about an hour distant.  This sort of position is a huge advantage in any event, even more so if you plan to use the house for full-time, year-round living or as a business of some sort.
