The biggest challenge in anything you purse is to get things started.  It’s the same with searching for a house in Le Marche.  Lots of choices, property types and cost considerations.  Where do you start?   We’ve present a newly built house near Penna San Giovanni, with great views, ample space, olive trees and lots of options for how you get started with your Marche adventure…we call this property CASA INIZIO…a great start!

Casa Inizio is a great way to get things started in Le Marche.  What started as a ruined farmhouse in the countryside has now been completely rebuilt to 320 sqm. using Italian government funds, nearly €700,000, with the result being a big building done to the latest anti-seismic building codes and energy performance guidelines.  Let’s start with the fact that the entry price for Casa Inizio is significantly less than the funds employed to build the house, meaning you realize excellent value for your money, right from the start!

Next, new-builds deliver lots of intrinsic value in that, literally, everything is NEW – the structure, the windows and doors, the plumbing, electrical and heating systems, the beams, the tiles, the bathroom fixtures…EVERYTHING…and that means your expenses over the next 10+ years will be minimal, if any.  That’s a great start.

Another thing about getting started is that not everybody has the budget to afford a 320 sqm. house, let alone construct one.  Casa Inizio lets you get started slowly, but surely… currently the 1st floor is fully finished and ready to go, ready to live in…the ground floor is at a “builders finish”, meaning all structural work is done and YOU can design how and when to finish it.  That opens up a lot of options.

The options for how you get things started and how you finish at Casa Inizio are to…

  • For a quick start, live on the 1st Floor, leave the ground floor for future completion
  • Complete the ground floor and have 2 Separate Apartments – use one, rent one…or rent both
  • Complete the ground floor and connect both floors and start enjoying a traditional house layout

You arrive at Casa Inizio via a paved municipal road…a quiet country road.  The house sits on a hillside with spectacular views – rolling hills, cultivated fields and a full-on view of the majestic Sibillini Mountains…across the valley you can see Monte San Martino and off the back is the close-by hill-town of Penna San Giovanni.

Upon entering the plot the house lies straight ahead.  To the left are the 35 mature olive trees.  To the right is newly-restored skeleton of a 120 sqm. outbuilding.  Think of this as added-value at Casa Inizio.  This outbuilding can be put to any number of uses with a change of its official category of use in the buildings registry.  According to the owners, that means you can actually build a house or a couple of apartments using the volume.  You could also convert it to a smaller utility building.  Finally, if you have no use for it and want the natural space instead, just have it dismantled and removed.  Again, it’s simply added-value included in the sale price.

The exterior of Casa Inizio is done in a tasteful rendered plaster.  You’ll notice immediately that there’s a garage attached to the house.  As you know from your research, having a real garage in Le Marche is rare.  At Casa Inizio it’s part of the package.

Entering the ground floor, as previously noted, it’s in a builders-finish state.  You’ll appreciate how big, open and bright the space is and you’ll enjoy planning how to use it. Given how the house is constructed, interior room divisions can be customized to your tastes, without any constraints.  Again, how and when you use this space is entirely up to you.  Moving upstairs, the 1st floor is immediately habitable.  The spaces are open and bright.  Currently, the space has 3 bedrooms, 2 bathrooms, a laundry/storage room and a big “L”-shaped open plan kitchen area, dining room, living room with lots of windows.  The floor tiles are tastefully done, the walls white-washed and the ceilings in the living spaces high and beamed.

The plot at Casa Inizio is quite big.  The owners will sell the house with 1 hectare of land – that’s 10,000 sqm. or 2.47 acres.  There’s a lot of additional land available for sale as well, if having a big land holding is what you’d like.

Some practical and technical considerations at Casa Inizio, over and above the completely new systems, include these – 4kw photo-volt panel system installed, hard landscaping completed, zero-maintenance windows and shutters, radiator heat delivery and mains water and power.  Internet coverage is easy to install using local providers or suppliers such as Starlink.

Some outstanding features at Casa Inizio include these – a hybrid heat pump that’s a heating and hot water production system that combines an electric heat pump and a gas condensing boiler in a single, coordinated system that’s efficient, sustainable and maximizes comfort within the house. The roof is insulated.  The exterior walls are insulated using a “cappotto”, a thermal insulation system with insulating panels applied to the walls of a building to protect it from cold and heat, just like a coat we wear in the winter or sunscreen we apply in the summer.  The foundation is topped by the “Iglu” system – a high-end solution used in construction to create a ventilated barrier or void that separates the floor of a house directly from the ground, with the benefit of thermal insulation, radon dispersion and damp prevention. These features deliver a state-of-the-art building that will cost much less to run over time.  You will not find these features in houses costing thousands more.

Casa Inizio is located in a highly desirable area of Le Marche.  The closest town is Penna San Giovanni, at around 5 minutes from the house, a quiet little town with basic services and some very pleasant places to eat or have a cappuccino or prosecco.  There’s also a well-known specialty food store there with local products and freshly prepared foods.  Also nearby are elegant Servigliano, one of our favorite Marche towns, Sant’Angelo in Pontano, Falerone, Montegiorgio and others.  Casa Inizio is centrally located, around 45 minutes to the beach and 35 minutes to the heart of the Sibillini National Park, while being nearly equidistant from provincial capitals Macerata and Fermo.  The Ancona airport is around 1:10 from the house, Perugia airport at 1:20, Pescara 1:45 and Rome and Bologna each around 2 hours from Casa Inizio.  Train stations are found nearby in Porto San Giorgio, Macerata and Civitanova Marche.

So, if you’re looking to get things started in Le Marche, make it a great start at Casa Inizio!
