If you’re lucky enough to be at this recently restored Marche property when the sun comes up or when it sets, you’ll get to experience that color.  It’s an amazing color.  It’s not quite red and it’s not quite pink.  Italians would call it a “luce rosata”.  This amazing color has inspired artists for centuries and it inspires us to call this house Casa ROSATA…a house that sits in a position that’s just perfect for capturing all the light and natural beauty you’ve been looking for in your Marche property search.

Casa Rosata is a simple, easy-to-enjoy, recently restored house of excellent build quality, with recent seismic upgrades and photovolt panels installed.  It sits in a position that is extraordinary. And, it’s available at a very fair price.

The exterior of Casa Rosata pays tribute to its name.  It’s exterior plaster is rendered in a color that’s best described as “rosata”, with some accents here and there of exposed stone and brick.

Casa Rosata is interesting for a lot of reasons, but there are three that really jump out at you.

First, it’s recently restored and ready to enjoy with lots of upgrades and added value already in place.  That means all the systems and build aspects of the house are completed to an excellent standard – structural works, plumbing, electrical, heating (an eco-friendly system using wood pellet-fed radiators), double-glazed windows and doors, shutters, new septic system and perimeter drainage system.  There is also an excellent broadband internet connection.  Of particular note are the aforementioned photovolt panels that produce electricity.  Currently they produce power into the grid with a fee paid to the owner for that production…note that this production could be redirected into batteries that can then supply power directly to the house, making the house potentially self-sufficient in certain periods of the year.

Also of great appeal at Casa Rosata is that it’s perfectly RIGHT SIZED.  It’s in-synch with the increasingly popular notion that RIGHT-sized is better than OVERsized!  At Casa Rosata that applies to both the house and the plot.  Casa Rosata’s 1,100 sqm. plot is right-sized as is the house itself, coming in at 166 sqm., delivering all you need without all the superflyous space to pay for and maintain.

The house is arrayed over 3 floors.  On the ground floor there’s a comfortable open feel. Here you find the kitchen, a cozy dining room and a comfortable lounge.  Note that there is air-conditioning on this floor.  Midway between the ground and 1st floors is a laundry room.  On the first floor there are three bedrooms and two bathrooms.  There’s a great second floor attic space that could be used in any number of ways.  The views from this multi-use space are extraordinary.

The third major point of appeal at Casa Rosata is the view.  It’s remarkable – fully panoramic, classic and dramatic.  The principal view is of the majestic Sibillni Mountains.  The Sibillini National Park was recently named by the Guardian as one of Europe’s Top-10 National Parks, though it remains unspoiled by mass tourism.  Off to the other side of the plot at Casa Rosata is a postcard-like view of hill top town San Ginesio and its distinctive twin towers.  Between Casa Rosata and these iconic reference points one enjoys the quintessential Italian landscape – verdant rolling hills, cultivated fields, summer sunflowers and all the rest.

Casa Rosata is reached via a white road that exits a paved provincial road.  It lies in a tiny borgo, or group of homes.  You have one full-time neighbor and the rest of the properties are uninhabited and not in any sort of full-time use.  None of these properties overlooks Casa Rosata, so you get the benefits of a helpful neighbor, Massimo, while having the space and privacy you desire.

The mostly flat 1,100 sqm. plot at Casa Rosata faces the BIG view.  It’s low maintenance, sun-drenched and ideal for a pool.  Note that we have some intel on low cost pools ideal for such a property.  Just off the front of Casa Rosata there’s terrace with a simple pergola.  Add some wisteria to the pergola and you’ve got the freshness and coolness of a green roof above your outdoor table.  The side of the house, there’s another terrace space that takes in the big views.

Casa Rosata is located within the confines of San Ginesio, a classic hill-town, that’s 10 minutes from the house.  The house is also close to the small village of Gualdo with its big views.  But, the real benefit of the Casa Rosata’s location is that it’s 5-6 minutes from bustling Sarnano, a larger town with shops, restaurants, supermarkets, medical services and an active civic life.  The location is ideal.  You’re 20 minutes from the picnic, hiking and cycling areas in the Sibillini National Park and around 45 from the beaches of the Adriatic Coast.  All around Casa Rosata there are great places to eat, cantinas producing exceptional wines, local organic foods and all the peace, quiet, nature and things Italian that you’ve been looking for!

So, if being inspired by the “luce rosata” is something you find appealing, come enjoy it in person at Casa Rosata.
