Il Gruppetto could be great for YOUR group. Are you siblings or an extended family group? Maybe you’re a group of friends or business associates. Or, perhaps you’re someone interested in running a hospitality business in Le Marche where you can live on-site and host groups of tourists in the nicely restored apartments. You get the idea. Il Gruppetto is ready to for whatever group you’re part of.
Il Gruppetto is an excellent property no matter how you look at it. The buildings have been properly restored in terms of their build quality. The main building’s stone exterior is the work of craftsmen. The secondary building is set apart, but integrated into the whole. Each apartment is arrayed over a single floor, with open plan architecture. Their interiors are very appealing, with excellent kitchens, simply appointed bathrooms and private outdoor spaces/terraces. The apartments are contemporary living spaces with large windows and glass doors, accented by rustic touches like ceiling beams and cotto floor tiles.
The main building is right around 200 sqm. and houses 2 apartments. The 110 sqm. ground floor apartment has 2 bedrooms and 2 bathrooms, with one of each being part of an ensuite master. The main living area has an open living room/lounge that looks out toward the big kitchen and dining space. Natural light pours in. This apartment has a terrace off toward the pool that has a covered section – the loggia – and an open-beamed section – the pergola.
Upstairs, and with its own private entrance, you’ll find the second apartment (approx. 90 sqm). Just by the entry stairs there’s a small private sitting area with table and chairs. Entering the apartment, the elements and finish levels are similar to its sister apartment downstairs. The open plan living room/lounge and the kitchen/dining area are seamlessly communicative. The kitchen is well-appointed and has a granite countertop. The ceiling is peaked and gives a dramatic effect with it’s beams and pianella tiles. There are two bedrooms and one bathroom. The truly special feature of this apartment is its spectacular covered outdoor terrace. It’s fully panoramic, with 180º views and accent lighting.
Leaving the main building, you arrive at the secondary one which is a stand-alone single-floor apartment. This is the ideal “owner’s apartment” if your plan for Il Gruppetto calls for renting the main building while you’re on site. This 3rd apartment at the complex is around 80 sqm. and has 1 large bedroom and a smaller 2nd bedroom (or multi-use space) along with 1 bathroom. The kitchen, lounge and dining areas are all open plan. The lounge boasts 2 double doors and 2 windows, bringing in the natural sunlight and the views. The U-shaped kitchen is well-appointed. The plot at Il Gruppetto is around 5,000 sqm., but feels much bigger. Access is via a local paved road which exits to a provincial road, so you spend more time at than on winding white roads getting to them! There’s an ample parking area that recognizes the fact that 3 apartments can attract a few cars. The property is south-facing meaning there’s full-day sun. The views at Il Gruppetto are outstanding. They include full-on views of the majestic Sibillini Mountains, with lots or rolling hills, cultivated fields and hill-top towns. The view is frequently blanketed by summer sunflowers. The sunsets are gorgeous. All around the plot there are mature plantings and a few fruit trees, too – figs, apples and pomegranates. The setting is peaceful and while you have your privacy, you’re not isolated. The town also has tennis and paddle courts and even has a summer palio! Il Gruppetto is around 10 minutes to the piazza.
The Il Gruppetto complex is around 15 minutes to the SS77 Superstrada – so you (and your guests, friends and family) can reach the complex quickly from at least 3 different airports – Ancona, Perugia and Pescara, as well as Rome and Bologna. You’re at the beach in 35 minutes and you can be in Umbria in 45. Head to the mountains of the Sibillini National Park in 25 minutes – a center of trekking, cycling, walking, hang-gliding and relaxing in nature. There’s a close-by network of eBike itineraries that connect a network of hill-towns. Close-by hill-towns include Colmurano, Urbisaglia, Loro Piceno and others. The cities of Tolentino and Macerata are within 15-25 minutes of the house, with all modern shopping conveniences and services as well as dozens of restaurants and bars. There are vineyards, local food producers, lots of local festivals and dozens of great places to visit…all close to Il Gruppetto.
