You see it all the time here.  Italians just seem to know how to get things “just right”.  Whether it’s the crispness of the pizza crust, the crema on your espresso or that perfect portion size, it’s just right.  Lots of people tell us that Le Marche gets things just right.  Not too far north, not too far south, not too touristy and not too expensive.  It’s the region that’s just right.  So imagine finding a villa in Le Marche that exemplifies the theme – not too big, not too small, not too fussy, not too rustic, not too far from town or the mountains or the beach, and, not too expensive to put it out of reach.  Just outside hill-town San Ginesio there’s a 4 bedroom villa with a pool, privacy and spectacular views, all just right, including the price…we call this outstanding Marche property, Villa Giusta, the villa that’s just right!

Villa Giusta is one of our favorites because it quite literally is JUST RIGHT.  It has most of what everyone is looking for and all in the right proportions.  The house is a completely restored farmhouse.  The stone exterior and its pointing are done in the classic, just right style.  At 225 sqm. Villa Giusta’s size is just right.  Its finish levels inside are simple, and discreet, nothing too fancy, nothing too rustic.  The plot is landscaped such that it, too, is just right, providing the beauty you’d expect, while minimizing the maintenance task and cost.  The views are spectacular.  The distance from the mountains is just right as the Sibillini Mountains are in the background with rolling hills and sunflower fields in between.  The distance to town is a just right 5 minute drive or 20 minute walk.  You get the idea.  Villa Giusta is just right.

You arrive at Villa Giusta via a white road that connects to a provincial, paved road.  The property is 100% private, but not at all isolated.  The peace and quiet are incomparable.  As you arrive you see the majestic oak trees, providing that just right shade, that have been around since well before the current Villa Giusta was even a concept.  Just beyond the oaks is the view.  Spectacular.  It’s a best-in-class view as far as our property listings go.  The classically restored stone house is complimented by a loggia (your “outdoor dining room”) from which extends a big half-circle terrace of cotto tiles.  This allows you to take some sun outside the portico or to seek shade under it, a just right mix for working on your summer tan.

Entering the house we point out that there’s a proper and spacious foyer.  This is a sign of more to come.  All the spaces at Villa Giusta are ample, no cramped feeling anywhere.  Note, too, that in the foyer the old bread oven from the original farmhouse was kept as a decorative feature.  It’s unique and one of several rustic touches in the villa.  Throughout Villa Giusta there are old beams in the ceilings and cotto tile floors.  Several sections of the ground floor have a rare and unique ceiling treatment composed of recovered/restored wood planking.  This adds a touch of authenticity to the restoration and pays homage to the villa’s more humble past.

From the foyer and main entrance you enter dining room and access the kitchen.  The kitchen is a just right country kitchen, simple enough, but, able to accommodate those of you who like to cook and hate to wash dishes.  The kitchen exits out to the pergola and terrace area, allowing for easy dining, entertaining and relaxing outside.  Off the kitchen is a useful larder and storage room. From the dining and kitchen area, you enter into the living room or lounge.  This is a great space.  The high ceilings and 5 windows/doors make it luminous and welcoming.  It’s a feature room at the villa.  It also has a working fireplace and easy access to the outside living spaces.

Also on the ground floor is another terrific feature.  Just off the feature lounge is a multi-use space that is used as a ground floor bedroom.  It has 4 windows and is full of light.  There’s also a bathroom suite just off this room.  This allows you, when it’s just two of you, to live entirely on one floor.  So, on a winter visit you don’t even need to heat the whole house.  You don’t have to go up and down the stairs.  It’s another just right feature at Villa Giusta.

Heading upstairs the staircase is something to appreciate.  During the restoration the original staircase materials, mostly very old bricks, were removed and made good for use in the restored house.  This unique staircase takes you to the first floor where you’ll find three large bedrooms.  These share a spacious family bath.  All the rooms are double aspect and offer pleasant views from the windows.  Speaking of windows, all the windows at Villa Giusta are oversized, double-glazed and have insect screens.

Some practical notes at Villa Giusta…a perfectly good internet connection is available…waste water is handled via a bio-system septic tank…the gas supply is in-ground GPS…heating is by radiators.  Villa Giusta is really well done on all practical counts and is immaculately maintained.  Note, too, that the owners have a team of trusted caretakers who have become dear friends.  They handle cleaning and landscaping and other maintenance.  These caretakers would be available to you when you make Villa Giusta your just right place in Le Marche.

Moving back outside, we again point your attention to the spectacular views, the portico, the terrace and the just right landscaping.  Note that the plot is around 1 hectare in size, equating to 10,000 sqm. and just around 2.5 acres.  The stone landscaping walls are well crafted and add to the esthetic appeal of the property.  A stone pathway leads you to the 10m x 5m pool.  As you would expect, the views and the pool surround are just right.  Looking back and upward from the pool toward the house is a beautiful view of a different kind.  It demonstrates how the landscaping, the pool, the terracing, the house and the nature surrounding it all fit together, all just right.  

Clearly, at Villa Giusta there’s a lot to enjoy!  But, you’d be remiss if you didn’t venture out to enjoy all there is to see, sample and sip in Le Marche!  

Villa Giusta is located within the confines of the medieval town of San Ginesio, a classic hill-town with amazing panoramic views, park spaces, a weekly market and an award winning gelato maker at the Bar Centrale.  The town also has tennis and paddleball courts.  The house is close to EVERYTHING.  It’s 5 minutes from the piazza of San Ginesio by car and around 20 minutes on foot.  It’s around 15 minutes to the SS77 Superstrada – so you (and your guests and friends) can reach the house quickly from at least 3 different airports.  You’re at the beach in 35-40 minutes and in Umbria in 45 minutes.  Head to the mountains of the Sibillini National Park in 20-25 minutes – a center of trekking, cycling, walking, hang-gliding and simple relaxing.  There’s a close-by network of eBike itineraries.  Close-by hill-towns include Colmurano, Urbisaglia, Sarnano, Loro Piceno, and others.  The cities of Tolentino and Macerata are within 20-30 minutes of the house.  There are vineyards, local food producers, lots of local festivals and dozens of great places to eat…all close to Villa Giusta.  This proximity to so many things makes this villa just right not only for your personal enjoyment, but for rentals, too, as well as for year-round residency.

Finally, there’s that last point that’s just right at Villa Giusta – its extremely reasonable asking price.  You get a LOT, without having to spend a lot.  You could not, at today’s build prices, buy a ruin in a position like this, restore it and include a pool and loggia for anything close to the price at which you can have all of this, and more, right now at Villa Giusta.  This is a very attractive property under any criteria and a terrific value at its current price.
