Casa Vincente is the ideal ruin-to-villa restoration candidate.  There are two structures on the plot.  One is a very old animal stall, constructed of local hand-hewn stones.  The other is a large grain shed, a “fienile”.  Together, they offer you over 250 sqm. of buildable volume.  You can build a smaller, right sized house…you can build a 5 bedroom villa…or anything in between, meaning when it comes to volume Casa Vincente is a winner!

The views at Casa Vincente are a BIG win!  The panorama is expansive and even includes a view of the Adriatic Sea.  Also, in view are two mountain icons – Monte San Vicino in the northern part of the province, and, the big one, Monte Conero, that literally sits above the Adriatic Sea.  You can also see at least a dozen hill-top towns from the plot, as well as hectares of rolling hills and cultivated fields of wheat, alfalfa and sunflowers.

The plot at Casa Vincente is a winner too.  It’s composed of just around 7,000 sqm. of mostly flat land that gently slopes out toward the view.  There’s a classic olive grove.  The plot enjoys full-day sun, so siting a pool is “hard” only because you have so many choices!  Access to Casa Vincente is also a winner.  The house lies off a town maintained white road.  The new house would have a very short access driveway, meaning you’re not burning money building and then maintaining a long road.

Another aspect of a terrific restoration candidate is it’s proximity to a top Marche hill-town.  We mentioned the 20 hill-towns being visible from the plot.  The closest of these is lovely Sant’Angelo in Pontano.  You can drive there in 5 minutes. The town has a supermarket, cafes and restaurants as well as postcard-like views from its panoramic walkways.  Casa Vincente is close to EVERYTHING.  It is under 10-15 minutes to classic hill-towns, such as Loro Piceno, San Ginesio, Colmurano, Urbisaglia, Servigliano and many many others and is perfectly situated for enjoying all there is to see, sample and sip in Le Marche.  The Saputi and La Murola vineyards are both within a 10-15 minute drive from the villa.  Adriatic beaches are 35-40 minutes away and the trails, picnic areas, mountain biking, skiing (and lots more) of the Sibillini Mountains National Park are 35 minutes away.  The surrounding area has an abundance of places to eat, together with weekly markets and local purveyors of olive oil, wine, cheeses, vegetables and meat.  Provincial capital Macerata is 20 minutes away and the Ancona airport is a 70 minute drive from the house.  You can also easily reach the house from the Perugia and Pescara airports.
