In the old days wealthy landowners would often put a signature touch on their buildings.  A dove loft, or colombaia, often topped their impressive country estates, a sort of status symbol.  Jump forward 200 years to an amazing building that has the status of being one of the most unique that we offer…an impressive building with its own colombaia, just 8 minutes from the Adriatic coast and even less to one of Le Marche’s best hill-towns.  We call this unique property La Colombaia.

La Colombaia is a terrific property that combines history, tremendous architectural potential, an amazing location, impressive size and a condition that makes its upgrading and finishing a manageable undertaking.

La Colombaia can serve a variety of plans – it’s ideal as a year-round residence…an optimal holiday and rental home…it would also be a one-of-a-kind tourism structure, for a B&B or other business, given its architecture, size, location and ease of access.

The exterior of La Colombaia is presently done in rendered plaster.  You could repaint this exterior a terracotta or mustard color, or, sandblast it and recover the old brick exterior that would add lots of character.  The plot at La Colombaia also includes a 50 sqm outbuilding that could be demolished and rebuilt to serve a variety of purposes.

La Colombaia, the main house, has some essential structural works to complete, though the overall condition of the main house is not bad given its age and time left uninhabited.  The foundation is an aerated one, promoting airflow and retarding damp.  The floor divisions have been redone.  Power and water run to the house and require modernization and reconnecting.  In addition to the structural reinforcements, the building requires new windows/doors and modern heating, electrical and plumbing systems…the house is an excellent candidate for an energy system built on Green-Tech applications like fotovolt and solar panels.  The upgraded, modernized, finished version of La Colombaia will be spectacular and in a prized area of Le Marche.

The 3,000 sqm plot at La Colombaia is flat and open, with unobstructed views of the rolling hills and coastal countryside.  There are also views of the nearby town of Potenza Picena and the iconic Monte Conero.  There is additional land available for sale by the owner.  Amazingly, La Colombaia is 8 minutes from the coast and 5 minutes to town.  Access is from a provincial road.  The plot has privacy, but is not isolated.
