On our first visit to this classic Marche farmhouse to restore, we pulled up to the property and my colleague, a life-long resident of the area, said simply and with great emotion, “e’ una Marchigiana”.  Literally, “that’s a Marchigiana”.  He meant, of course, that this house was the real thing, an authentic Marche farmhouse from its architecture, to its stonework to its perfect setting in the Marche countryside.  It’s one of the best knock-down/rebuild candidates we’ve come across, as the main house has lots of material to re-purpose in a new build, AND, the partially restored outbuilding can be finished in short order to serve as a cottage.  So, with respect to its origins, we call this property, simply, “Casa Marchigiana”.  

Casa Marchigiana was a very special property.  It dates from the early 1800s and it has a lot of soul.  It’s local architectural character is in evidence everywhere you look…vaulted ceilings, old beams, wall niches, old lintels above long-since-closed windows, amazing external stone and that arched entry door that’s welcomed home dozens and dozens of people who’ve called Casa Marchigiana “casa” during its long history.   You’d do well to bring these character elements back to life in the reconstruction of a new main house, essentially taking all the classic features and old materials and incorporating them into the “NEW” Casa Marchigiana.

We emphasize the “NEW” Casa Marchigiana as the main building is to be fully demolished and rebuilt.  The result will be extraordinary as you can rebuild it true to its roots, or, you can take a progressive approach and create contemporary living spaces, yielding an amazing “rustica/moderna” look.  The main house, the one to rebuild, is bigger than the photos show.  Its existing 268 sqm. volume (that can go as high as 300 sqm) will yield a terrific house with open plan living room and kitchen and 4-5 bedrooms.  You have all the space you need.

That sense of having space extends around the house, too.  Today, the property is a 3 building complex, with the main house, plus a partially restored 100 sqm. outbuilding and an old stone animal stall of around 40 sqm.  The partially restored outbuilding could be finished in a relatively short period of time, to a 1-2 bedroom cottage.  Depending on your timing, and cash flow, you can enjoy living in that building while rebuild the main house.  Having this partially restored outbuilding essentially means that for the already low asking price, the Casa Marchigiana property delivers two houses for the price of one!

The complex of buildings opens up a wide range of restoration scenarios.  Casa Marchigiana would be a terrific place for running a B&B. Casa Marchigiana doesn’t merit its name just for its heritage.  The setting is truly a classic Marche.  Marchigiani love this area.  They think it’s most representative of their prized territorio and they call the landscape “dolce”.  Casa Marchigiana’s views are indeed dolce…you have postcard-like views of hill-top gem, San Ginesio, with its twin towers. Panoramic Gualdo is just off to the other side.  There’s also a very nice view of the majestic Sibillini Mountains and the surrounding rolling hills are classics, too, with sunflowers, olive groves and cultivated fields.

The 1 hectare (2.47 acres) plot at Casa Marchigiana is a classic too. It’s bathed in sun, all day long.  It’s mostly flat, and that’s not easy find!  It includes a portion of a vineyard, too.  There’s ample room for a pool, gardens, a tennis court or any other modern convenience you’d like.

Speaking of living easy, Casa Marchigiana presents you with the perfect location from which to do so.  It’s located in what has been called Le Marche’s golden triangle…an area of particular beauty between San Ginesio, Gualdo and bustling Sarnano, all reachable in under 10 minutes from Casa Marchigiana.  The area is teeming with local wine producers, high-end outlet shopping (Tods, Prada, etc.) and restaurants of all types.  The abundance of close-by hill-towns means you can dine in a different town every night!  Provincial capital, Macerata, with its university quarter, stylish shops and famous outdoor summer opera festival is 30 minutes away.  In 45 minutes you’re on a number of different beaches and in 25 minutes you’re skiing in the Sibillini!  That’s the quintessential Marche experience and you’re right in the middle of it all at Casa Marchigiana!

Last, but not least, the price at Casa Marchigiana, is another thing that amazed our colleague, so taken with the place.  Do the research and check all the sites.  Try to find house with this much volume and character, with these views and in this location, with a 100 sqm partially restored outbuilding, a vineyard and a hectare of land – we know lots of houses and there aren’t very many that deliver all of that at this price.
